GFFI - Assistant Property Manager
Guam Facilities Foundation, Inc.

 

Job Overview:

We are seeking an Assistant Property Manager that will assist in the daily operations of a property or portfolio of properties, ensuring they are well-maintained, occupied, and profitable. This role supports the Property Manager by addressing tenant issues, coordinating maintenance, and managing administrative duties.

Key Responsibilities:

  • Tenant Relations: 

    • Address tenant inquiries and resolve complaints in a timely and professional manner.

    • Assist with tenant move-ins and move-outs, including coordinating inspections and preparing units for occupancy.

  • Leasing and Rent Collection:

    • Assist in the leasing process by showing available units to prospective tenants.

    • Process lease applications, verify credit reports, and prepare leasing agreements.

    • Collect rent payments, manage payment records, and address late payments.

  • Property Maintenance:

    • Coordinate routine maintenance and repair requests with contractors and vendors.​

    • Conduct regular property inspections to identify any necessary repairs or improvements.

    • Ensure the property complies with safety regulations and building codes.

  • Administrative Tasks:

    • Maintain organized tenant and property files, including lease agreements, maintenance records, and correspondence.​

    • Assist with marketing efforts, such as updating listings and responding to inquiries.

    • Ensure compliance with local, state, and federal property management laws and regulations.

Basic Qualifications:

  • Associate/Bachelor's degree in real estate, business administration, or a related field is a plus.

  • 1-3 years experience in property management or a related field.

  • Proficient in Microsoft Office Suite (Word, Excel, PowerPoint).

  • Strong organizational and multitasking skills, excellent communication and interpersonal skills, proficiency in property management software (e.g., Yardi Breeze), and knowledge of basic accounting principles.

  • Ability to handle stressful situations, work well with diverse groups of people, and have a customer-service-oriented attitude.

  • Willingness to learn and adapt to new challenges

  • Responsible to take emergency calls and coordinate to tenants and management

Job Type: Full-time

Expected hours: 40 hours/week (Mon- Fri), Weekend and Holidays (As needed)

​​Work Location: Summer Town Estates Community Center Dededo
