General Maintenance Worker

Job Overview:

Maintenance Worker is responsible for the upkeep, repair, and overall maintenance of residential and/or commercial properties under the management portfolio. This role ensures the properties are in excellent condition, providing a safe and functional environment for tenants and occupants. Duties include addressing repair needs, performing routine maintenance tasks, and coordinating with property management to enhance tenant satisfaction.

Key Responsibilities:

• Repair Work: Perform general maintenance and repairs including minor plumbing, electrical, minimum HVAC assessment, painting, and carpentry work. Prepare unit turnovers for new tenants. Diagnose and repair issues such as leaks, electrical malfunctions, faulty appliances and other structural or mechanical problems.

• Carpentry and Painting: Fixing or replacing damaged wooden structures, like broken furniture, window frames, or cabinetry. Doing touch-ups paint and corrections for an even, polished look.

• Routine Maintenance: Conduct routine inspections of common areas, and preventive maintenance on various systems, including plumbing, electrical, and appliances, to identify and address potential issues before they escalate.

• Preventive Maintenance: Schedule and carry out preventive maintenance tasks on property systems and equipment to ensure long-term functionality and reduce emergency repairs.

• Groundskeeping: Assist with maintaining the exterior of the property, including landscaping, parking lots, walkways, and other outdoor spaces.

• Emergency Response: Be available for after-hours emergency repairs, including power outages, water leaks, and other urgent maintenance needs.

• Move-in/Move-out Inspections: Support the property manager in conducting move-in/move-out inspections of units to assess any repairs needed before or after tenant occupancy. (As needed)

• Cleaning & Maintenance of Common Areas: Ensure common areas such as hallways, lobbies, and recreational spaces are clean, safe, and well-maintained.

Basic Qualifications:

• 1-3 years of experience in general maintenance, building operations, or a similar role.

• Ability to diagnose issues and determine effective solutions quickly.

• Ability to operate hand and power tools safely

• Ability to follow instructions, complete tasks efficiently, and maintain high standards of quality and safety.

• Must be able to lift heavy objects of at least 5-25kg, work in various positions (standing, kneeling, etc.), and operate machinery.

• Has reliable transportation.

• Positive attitude and willingness to work as part of a team.

Working Schedule: Day Shift (for weekends, holidays or emergency if needed)
Working Hours: 40 hours/week
